July Sets Record for Home Sales and Mortgages in the Spanish Market
According to data released by the National Statistics Institute (INE), last July recorded a new all-time high in both property sales and mortgages in the Spanish market. This figure is consistent with reports from other entities related to the real estate sector, such as the BBVA Research Real Estate Observatory, and highlights the ongoing recovery taking place in the industry.

Record-Breaking July for Property Sales and Mortgages in Spain
Everything suggests that 2025 will be a record-breaking year for property sales in Spain. At least, that’s what can be inferred from the data published by the INE a few weeks ago. The figures show 64,730 property sales (25% more than in July 2024) and 45,065 new mortgages signed, confirming the strength of Spain’s residential real estate market.
These numbers represent a year-on-year increase of 13.7% in property transactions and 25% in mortgages, demonstrating that the process of reactivating real estate demand is still underway. Moreover, the second half of 2025 has been one of the most dynamic periods since 2007, when similar figures were recorded.
Positive Outlook and Growing Investment Activity
The INE data confirm the healthy state of Spain’s real estate sector. In fact, this latest report marks 13 consecutive months of growth in both property sales and mortgage activity.
Another important point is the increase in the average mortgage amount, which has risen 7.6% to reach €163,307.
The average interest rate on mortgages signed in July was 2.94%, with an average term of 25 years, and most loans were fixed-rate (70%), compared to about 30% variable-rate.
In addition, the number of mortgages increased 25% year-on-year, reaching 45,067 loans, a figure not seen in July since 2010.
Second-Hand Housing Remains the Leader
According to the INE, second-hand homes continue to dominate the market, accounting for 79% of all transactions.
However, new housing has shown the strongest growth, rising by 22.3%, nearly double that of second-hand homes, which grew by 11.6%.
In concrete numbers, 13,640 transactions involved new homes, while 51,090 corresponded to second-hand properties.
